The Ruoff Mortgage New Albany branch prides itself in serving hundreds of families, funding millions of dollars in home loans, and hosting and participating in dozens of community and referral partner events every year. They work to help turn homebuyers’ goals into reality every day. A suburb of Columbus, it is easy to see why it has been ranked as America’s number one suburb.

“Our branch has continued to grow, and we’re proud of what our team accomplishes together each year,” Charlie Morgan, VP Branch Manager said.

At the New Albany branch, the team doesn’t just focus on closing loans – they focus on serving families, building relationships, and creating a smooth, personal experience for every client and referral partner they work with.

“What makes the New Albany branch unique is that we truly operate like a family,” Charlie said. “Our loan officers and support team work closely together, celebrate each other’s wins, and support one another through challenges.”

New Albany is a wonderful place to purchase a home because it offers a strong sense of community, safety, and opportunity. New Albany has a very low crime rate and is consistently named one of Ohio’s safest communities.

Families are drawn there for the excellent schools, beautiful neighborhoods, and welcoming environment. It is the only district in Ohio where each school has been accredited by the U.S. Department of Education as a “National Blue Ribbon School of Excellence.”

“It’s a place where people don’t just buy houses – they build roots and create lasting memories,” Charlie said.

New Albany is a beautiful, thoughtfully planned community that blends growth with small-town charm. It’s welcoming, family-oriented, and full of pride. Charlie describes it as the kind of place where neighbors know each other, community involvement is strong, and families feel comfortable calling it home.

Charlie explained that one of the best parts of New Albany is how easy it is to enjoy time with family and stay connected to the community. Residents love spending time at the parks and trails, attending local events, and supporting youth activities.

Some of the most popular places to eat in the area include Elliot's Pizza, Hudson 29, Rusty Bucket, and Fox in the Snow Café. People also enjoy supporting local boutiques, Market Street businesses, and the New Albany Farmers Market.

“Everywhere you go, you’re likely to see familiar faces, which makes it feel like home,” Charlie said.

Many of the New Albany branch’s clients come from referrals, which speak to the trust and relationships they build. The branch enjoys guiding clients every step of the way and making the mortgage process feel simple and supportive.

“Our clients truly feel like an extension of our family,” Charlie said. “We work with first-time buyers, growing families, veterans, and long-time homeowners alike.”

Besides processing mortgages, the New Albany Ruoff branch stays involved by supporting local schools, volunteering, hosting educational events, and participating in fundraisers and community outreach.

“Giving back to the community is very important to us,” Charlie said. “We believe serving this community means showing up, giving back, and being present beyond just the mortgage process.”

To get to know each team member of the New Albany branch better, we asked them to describe one green flag that shows someone is ready to buy. They also shared an interesting fact about themselves. Read their responses, below.

charlie morganOne green flag that shows someone is ready to buy: A major green flag is when a buyer has stable income, consistent savings, and has taken the step to get pre-approved – not just pre-qualified. When someone is willing to share documents early and understand their true buying power, it shows they’re serious, prepared, and ready to move confidently when the right home hits the market.

Fun or interesting fact about yourself: I’ve been in lending for over 10 years, but my favorite role is being a husband and dad – family is a big reason why helping people buy homes means so much to me.

Asheila WrightOne green flag that shows someone is ready to buy: They’re ready to talk to a lender to know what they can comfortably afford.
Fun or interesting fact about yourself? I live on a lake, and get to host staff meetings on our boat!

Fun or interesting fact about yourself? I enjoy challenging myself with all kinds of repairs from HVAC, appliances, automotive, small engine, etc. Taking something that was once broke and fixing it is very rewarding. I like to learn about how things work.

Fun or interesting fact about yourself: My mom is also a loan officer with Ruoff, and people often think that we look like sisters!
Josh Powers One green flag that shows someone is ready to buy:
Prepared buyers don’t wait for perfect conditions – they position themselves early. They are prepared because they are aligned with a loan officer and agent and all have incredible communication and a plan so when the perfect home hits, we can all work together to get their offer accepted.
Fun or interesting fact about yourself: Many people know my passion for cooking but one of my favorite dishes to cook for friends, family or colleagues is risotto.
