The Blue Ash Ruoff Mortgage branch, located in Mason, Ohio, serves the adjoining communities of Blue Ash and Mason by helping homeowners’ dreams come true. They saw an almost 10% increase in closed loans from 2024 to 2025.
“A large portion of our business comes from repeat clients and referrals, which says a lot about the trust we’ve built over the years,” Blue Ash Ruoff Mortgage VP Branch Manager Dick Engle said.
Blue Ash has a professional, well-established feel with a strong business presence, while Mason offers a slightly more suburban, family-oriented vibe. Together, they provide the best of both worlds — vibrant communities that are well maintained, forward-thinking, and easy places to put down roots.
People are drawn to Blue Ash and Mason for many of the same reasons: strong schools, safe neighborhoods, convenient access to major highways, and proximity to large employers. Both areas offer a wide range of housing options and have shown long-term stability in home values. Whether someone is buying their first home or moving up, these communities continue to be very desirable. Many come to the Blue Ash and Mason areas for a great quality of life.
“We love the parks and green space,” Engle said. “Summit Park in Blue Ash and Pine Hill Lakes or Voice of America Park in Mason are great spots to get outside.”
There’s also no shortage of dining and shopping, from local favorites to well-known spots around Kenwood Towne Centre, Deerfield Towne Center, and the Mason area. Everything you need is close by, which makes day-to-day life easy.
“What really sets the Blue Ash branch apart is the people,” Engle said.
Blue Ash’s clients are typically well-informed and value clear communication. Many are professionals, business owners, and families who want to understand their options and make confident decisions. They appreciate a straightforward, consultative approach and tend to become long-term clients rather than one-time transactions.
The team at this branch has been in this market for a long time and truly understands the local communities they serve, including Blue Ash and Mason.
“We focus on building real relationships, not just closing transactions,” Engle said.
Beyond mortgages, the Blue Ash branch stays involved with the community by supporting local events, working closely with area real estate partners, and staying active in the communities where they live and work. “Our team is personally invested in Blue Ash and Mason, and we take pride in being a local resource people can count on — not just during a transaction, but long after closing,” Engle said.
To get to know some of the team members of the Blue Ash branch better, we asked them to share advice to those whose new year's resolutions include renovating, buying, or refinancing a home. They also told us what they are most excited about for 2026. Read their responses below.
Advice for Renovating, Buying, or Refinancing: "Get started NOW! Call a Lender (me) ASAP to learn the process and know what to expect so no surprises later."
Advice for Renovating, Buying, or Refinancing: "I would advise them to not procrastinate and to talk to a lender asap. I find this always gives people peace of mind so they can plan or just start to plan as the understand the reality of what they are planning to do this year."
Advice for Renovating, Buying, or Refinancing: "First make the resolution possible, so if you are renovating first make sure it makes sense, second that it’s in the budget. Buying is to talk to a lender first to see what hurdles you may have and how to fix them as well as what opportunities exists for you specifically. Refinancing ignore the ads, talk to me about what payment you want and I will tell you what rate that is and then we can have a conversation as to how realistic that rate is and would another rate be acceptable."
Advice for Renovating, Buying, or Refinancing: "It’s better to start sooner than later for an overview of your current situation."
Advice for Renovating, Buying, or Refinancing: "Find a good contractor if you’re building/renovating. If you’re purchasing/refinancing… be as up front as possible. Everything is going to show up anyway, so it’s better to get ahead of it. 😊"
