The bathrooms of yesteryear may hold a certain charm in the hearts of some, but for most, these wallpaper-laden historical artifacts seem more 1st century than 21st. Though fear not, remodeling your own bathroom is one of the best projects to do before the temperature drops.

## Why Should You?

A bathroom remodel adds a tremendous amount of value to the area, while seriously improving the functionality of an important area in your home. Modest remodels actually end up being better in the long term. The Journal of Light Construction, a leading voice in renovations for homeowners, lists a midrange bathroom remodel as the 10th best project somebody can do for their home. So, the rest of this piece will be some things you can do for your bathroom with brief guides.

### The Project

As the JLC suggests, this guide will focus on a remodel for a midrange 5x7 bathroom. Larger remodels with more intricate projects end up losing their return on interest exponentially.

#### Replacing Fixtures

Updating your fixtures is a great place to start in your remodel for your bathroom. First, get a general idea of the services available in your area. A plumber and electrician are necessary for the project that’s being followed.

Choose the following to replace, and remember, you can choose to not include projects based on the current state of your bathroom: toilet, ceiling fan, shower/tub, sink, vanity, and lights. Once chosen, the best course of action is to list and record costs, including the labor prices for installation.

Great places to buy these fixtures for an affordable price include Lowe’s, Home Depot, or any local plumbing supply business near you.

### The Timeline

The work on your bathroom starts far before any demolition or tiles are placed. An average timeline for a midrange bathroom remodel is around 2-3 months, the largest variable being the planning period. Depending on how many projects are involved in your remodel, your timeline could change pretty drastically.

A good way to limit the stress of a timeline is by setting up a yearly calendar or projects. The year can be filled with smaller, more singularly manageable projects that can gradually be completed.

But, if the quickest, and simultaneously more hectic option appeals more to you, a plan that checks all the boxes is in order. The more prepared you feel, the easier the construction experience will be. Remember to communicate your exact needs to any contractors, plumbers, or electricians.

## Rounding it up

In short, make sure you know what you want, how it’ll get done, and how long it might take in order to have the most streamlined renovation process. If these projects, larger or smaller, sound like they belong in your future, get in contact with a Ruoff Mortgage loan officer today to start your journey!
